How the Dubai Process Runs

Dubai Courts’ Smart Electronic Notary covers registration, data entry, document upload, fees, legal and administrative audit, verification, signature and electronic receipt. The transaction may be routed for virtual or personal presence depending on the service and the parties.

The audit stage is where most difficulty surfaces. The document is reviewed against the service’s requirements before signature, so a defect in scope, authority or supporting evidence produces an amendment request rather than a completed transaction.

Emirates ID and Personal Appearance

The current Dubai Courts POA Ratification page, updated 7 April 2026, states that online concerned parties must hold valid Emirates ID. A concerned party who holds a passport only and no Emirates ID must appear personally before the notary.

This single rule determines the route for a large share of matters. It is worth establishing at the outset which parties hold Emirates ID, because it decides whether the transaction can be completed electronically or requires attendance, and that in turn affects scheduling for anyone travelling.

Documents for a Dubai POA

Dubai Courts lists identity evidence together with transaction-specific support: trade licence for company matters, title deed for property, vehicle possession documentation, trademark certificate for trademark POAs, and estate documents for inheritance matters. The applicable checklist should be confirmed for the service being used.

Arabic Translation and Foreign Documents

Dubai Courts states that non-Arabic documents require duly certified legal translation. Its POA and notice pages also set out attestation requirements for documents issued abroad, and the current Ministry of Foreign Affairs route should be checked before processing a foreign document.

Sequence matters here. Translation and attestation attach to the document as executed, so amendments made after those steps generally mean repeating them. Settling the wording first is usually the cheaper order of work.

Dubai Notary Fees

Dubai Courts publishes its charges per service rather than as a single tariff. Professional drafting, legal translation and foreign attestation are separate costs in every case.

Dubai Courts offers attested legal notices for warnings requiring a person to perform or refrain from an act, and for cancellation of a Power of Attorney. The notice route is distinct from POA ratification and carries its own fee and requirements.

POA cancellation is the point where the two services meet. Executing a cancellation is not by itself enough if institutions still hold the original instrument on their records, so the notice is usually one step in a wider sequence of notifications.

Property, Corporate and Litigation Matters

Property, banking, company, inheritance and litigation powers should be drafted for the actual receiving authority. A generic POA may be too broad for risk control and too narrow for the transaction at the same time — granting authority the principal did not intend while omitting the specific power the registry or bank is looking for.

Why Documents Are Returned for Amendment

Amendment requests cluster around a small number of causes:

  • inconsistent identity data across the parties’ documents;
  • missing corporate authority for a company matter;
  • incomplete attestation of a foreign document;
  • translation that does not properly reflect the executed text;
  • property or vehicle powers unsupported by title or possession evidence;
  • drafting too unclear for the authority to determine what is authorised.
